Exeter

On the north side of Leesburg sits the community of Exeter made of up 940 homes.  Exeter has a great location, where most of the kids can walk to elementary and middle school, and even high school!  This mix of townhomes and single family homes is also a great location for those who want to be close to downtown Leesburg. Many of the homes are easily walkable to downtown Leesburg and some of the homes actually have direct viewing of the parade route that goes from Ida Lee through downtown Leesburg.  A perfect location to view the Halloween Parade, Fourth of July parade, and a great view of the fireworks at Ida Lee also!

If location to Leesburg is one of your real estate requirements, this should definitely be on your list!  And if you live in Exeter, and are looking for a Realtor, give me a call, as a Leesburg local, Exeter Real Estate is right up my alley!

Check out the video below which includes some great drone footage of the area and finishes with me standing in front of the Exeter clubhouse, the only remaining historical building from the former Exeter plantation.

Before I go further, if you haven't read my blog that details why being close to downtown Leesburg is so desirable, take a minute and check it out here!

As you can see in the video above, Exeter itself has a lot of community amenities.  My kids swam for Exeter Eagles for many years, and I actually still volunteer my time to the team, even though my kids are grown up now!  That pool has a great clubhouse for community parties, four tennis courts, basketball courts, and right in the center is Robinson Park, which also has a baseball diamond, and fields for soccer and football!

The single family homes here are typically between 2000 to 4000 square feet.  Here's a great example of a 3100 square foot home that sold at the end of 2023 for $810K.   All brick front, two car garage, 4 bed, 4 bath on a cul de sac.  I love the updated kitchen with the wide flooring and open lay out.

Here's another great home that sold in 2023 for $820K.  This home has 3600 square feet and is also on a cul de sac.  I absolutely love this kitchen and backsplash, and they've also added a beautiful enclosed deck area for a little outdoor living protected from the bugs.  And the mature trees in the front yard create great curb appeal and shading for the house.

When driving around Exeter, it's important to realize that there are actually several other neighborhoods directly connected to it, and it's easy to drive from one to the other without even realizing you are in a different area.  "Paxton", "The Hamlet at Leesburg", "The Manors of Leesburg", and "Exeter Hills", in total, add up to another 423 homes.  Paxton, Exeter HIlls, and the Manors of Leesburg, are a non-HOA neighborhoods.  So, if you're not interested in community amenities such as the swimming pool, this might be something you would want to look at also.

Map of Exeter and surrounding neighborhoods

Here's an example of a home that sold in Exeter Hills in 2023 for $860K!   This 4,000 square foot, 2 car garage home, sitting at the end of a quiet cul de sac, has 4 beds and 4 baths,  with tons of open living area.  I love the high ceilings in the family room!

I mentioned before the close proximity to Ida Lee Recreation Center.  I still swim at Ida Lee twice a week and my kids actually worked at Ida Lee as Life Guard's through high school! Being so close to Ida Lee provides you with a great indoor swimming pool, indoor tennis, indoor fitness and basketball, tons of outdoor fields for soccer, football and field hockey, and in the summer also has a huge outdoor aquatic park, complete with lazy river.  If you aren't familiar with Ida Lee, and you are thinking of moving to Leesburg, you need to learn about it!  It's a wonderful resource for you with discounted rates for Leesburg Residents!

When selling in any these neighborhoods, it's important to work with a Realtor who knows how to market the strengths of each neighborhood!  Me!    So, if you're thinking of buying or selling here, give me a call!  As a 20+ year resident of Leesburg, I'd love to put all my local knowledge, energy and resources to work for you!
