Lucketts Land
"Lucketts Land". The unofficial title of the area north of Leesburg, "from the bypass to the bridge, the river to the ridge." Home to several HOA communities ranging in size from under 10 homes to over 300, all surrounded by farmland, parks, wineries, breweries, quaint shops, restaurants and farm stands. It's amazingly rural, and yet just minutes from downtown Leesburg.
I do a lot of business in this region and have bought and sold homes in every major neighborhood here. Here's an example of a teaser video I put together for one of my clients in Lees Crossing just up the road!
Originally named "Goresville", the name was changed to Lucketts in 1865. The Village is best known today for it's quaint antique stores and farm stands. Local wine maker Doug Fabbioli coined the phrase "Lucketts Land", defining the community as from the Bypass to the Bridge, the River to the Ridge. No matter where you live along this stretch of Route 15, you feel a connection and a love of open spaces. Lucketts Real Estate is predominantly made up of homes in the surrounding HOA communities. Communities here range in size from as few as a dozen homes, all the way up to over 300 homes!
On the left side of the map above, you'll see about half a dozen smaller HOAs that run along the ridgeline just west of Lucketts, that all border each other, creating their own little community: Mount Pleasant (20 homes), Loy Estates (12 homes), Glaydin Acres (20 homes), Glynn Tara Estates (38 homes), and Carter Farm Estates (24 homes) are all beautiful neighborhoods set along the base of the Catoctin mountain ridgeline. And these homes also have easy access across the mountain to get to Lovettsville or Waterford as well! But, the three largest communities in Lucketts Land are Elysian Heights (aka Village Green), Historic Selma Estates, and Raspberry Falls (all of which I have helped multiple clients in each neighborhood). Each of these communities has over 200 homes, which is enough to support a community pool, clubhouse and tennis or basketball courts. If you're looking to get that "rural" feel, but still want the amenities of a larger community, these are the neighborhoods for you. The next largest is Big Spring Farm with around 50 homes, and is one of only four communities in Loudoun with direct Potomac access. Big Spring Farm real estate is in high demand as homes rarely come on the market in this community. But, in 2020 I got to take a tour with one of the estate owners there showing off the amenities at Big Spring Farm showing off their private grape vines, trout stream, trails and river access. Falconaire is one of the newest HOAs is the area, also with about 50 homes. Each home sits on about 3 acres, and the great thing about this neighborhood is that it's just a "block" east of downtown Lucketts. Some of the homes back up directly to the Lucketts Community Park and you can walk or ride your bike to the Community Park, Elementary School or Community Center if you wanted!

Wineries located in Lucketts Land include places like Fabbioli Cellars, Eagletree Farm Winery & Restaurant, Creek's Edge (next to flying Ace Distillery) and Tarara Vineyards! Tarara has actually transformed into a summer concert venue featuring bands from around the country all summer long!
And while every place listed above also serves food, the only real "restaurant" here is Roots 657 Cafe & Market. You can check out this blog post video which features a walk through of Roots at the beginning.
But beyond that, one of the many reasons Lucketts real estate is in such high demand is because of all the open spaces and parks in this area! These are some of the reasons people simply don't want to move from this region, and as a result, there are not a lot of Lucketts homes for sale.

Piscataway Park gives everybody direct access to the Potomac.

And Temple Hall Farm Park is an actual working farm open all year long for families to go and enjoy.

Morven Park is an amazing equestrian park open to the public all year long with events and activities year round. I also love to just go for a run or hike there!

And there are several farm stands (as you can imagine) but my favorite is Farmer John's market! With local mushrooms! I love it!

And while technically not a part of "Lucketts Land", the C&O Canal is right across the river, and it's a five minute drive from Village Green to Point of Rocks access point!
