On the Northwest side of Leesburg sits a few hidden neighborhoods that you possible have never heard of.. Rosebrook, Normandy Village, Andover Meadow and... Old Waterford Knoll! These neighborhoods are some of the best kept secret neighborhoods in Leesburg. But finding Old Waterford Knoll homes for sale isn't easy! So... why is Old Waterford Knoll real estate in such demand? Location, Location, Location!
It's within town limits, meaning that it benefits from town trash, water and sewer, as well as street sweeping, snow plowing, and other services provided by the town of Leesburg! This helps keep HOA dues low also, and Old Waterford Knoll has very low dues. Part of this is also because they don't have a community pool, but the community itself is within walking distance of Ida Lee Recreation Center, which more than makes up for it!
I lived in Old Waterford Knoll for ten years, and my kids actually rode their bikes to Ida Lee for swim team when they were growing up, and eventually got jobs as life guards here! Even today, when my kids are home from college, they still go to Ida Lee to workout in their weight and fitness room or take a spin or zumba class! Ida Lee is also home to indoor and outdoor tennis courts and basketball courts, as well as many town festivals like the Easter Egg festival, the 4th of July festival, several 5K runs throughout the year and more! Even though my family no longer lives in Old Waterford Knoll, we still have annual passes and visit several times a week!
And homes here are also within walking distance of Morven Park, which is directly accessible via Morven Park's back entrance off of Old Waterford Rd. Morven is a great place to run, hike or visit for their events throughout the year such as Polo in the Park (where I also do client appreciation events!), the equestrian steeple chase series, youth soccer, high school cross country and (in recent years) the Harry Potter experience!!!
And yes, Old Waterford Rd does connect directly to Historic Waterford (follow link for details), but be aware that it's a windy and hilly gravel road most of the way to Waterford.
The homes here have two garages with square footage between 3,500 to 4,500 square feet, including the basement. And most of the homes here have been updated with modern amenities, finished basements and have beautiful fenced backyards. Old Waterford Knoll real estate sales are typically in the $800-900K range But, in 2024, they broke the million dollar mark with the home below.
Looking at the chart from last year, you can see that pricing is way up from 5 years ago. Keep in mind that these are quarterly averages, so with low turnover in this neighborhood, the price will largely depend on the size and model of home being sold in that quarter, but the trend is clear and up over 40% in 5 years!
