Raspberry Falls Golf & Hunt Club
Raspberry Falls Golf & Hunt Club is a golf course community located north of the incorporated town of Leesburg, Virginia. Comprised of just over 200 luxury homes, the community was founded in the mid-1990's and construction continued until about 2014. Homes were built primarily by Van Metre and Marquis Custom Homes. Homeowners in this neighborhood have the ability to obtain discount memberships to the golf course, which is an 18-hole course designed by Gary Player.

Raspberry Falls Golf Course
When you think of Raspberry Falls real estate, the first thing to know is that the homes are surrounded by the Raspberry Falls Golf Course! This 18-hole championship course was designed by the legendary Gary Player and built in 1996. The course was elegantly cut into the rural Northern Virginia landscape and takes great advantage of it’s proximity to Catoctin Mountain providing some exhilarating elevation changes on the front nine.
Raspberry Falls Golf Club is also known around the area for it's high quality training and instruction program. Some of the best instructors in the area work there, with offerings for beginners and kids. Their convenient online calendar makes it easy to find a lesson time.
Raspberry Falls Neighborhood
There have been a number of amenities updates over the years with recent updates to the pool and tennis courts. The Raspberry Falls community is tucked in around the golf course providing home owners amazing views of the mountains and the golf course. This is one reason that real estate here is highly sought after, regardless of whether the owners actually play golf! Home turnover in Raspberry Falls is quite low, but there are usually a handful of homes sold each quarter, and as a Realtor I often get to preview “coming soon” homes in the neighborhood also.
The neighborhood has it's own large pool open in the summer months. They often hold social events on the weekends here with ice cream and burgers on the grill! They also have two tennis courts that were recently resurfaced which are on a first come first served basis.

They have a great relationship with the golf course, and home owners get discounts on memberships. They also hold their annual Holiday party at the golf course clubhouse complete with the neighborhood beer pong competition.
There are also unofficial neighborhood events such as “Women who Wine” and a monthly Poker night, and other social events. This is another reason Raspberry Falls Real Estate is in high demand. People never want to leave!

Raspberry Falls Community Water

The community’s water is provided through a system created by Loudoun Water, which serves the communities of Raspberry Falls and Selma Estates. A brand new system was built by Loudoun Water in 2016 which has worked flawlessly since its inception. There are approximately 25 homes in the “original” section of Raspberry that have their own individual wells and septic systems; and there are a few homes on the *mountain* of Fox Creek Lane which also have their own individual wells and septic systems.

“Lucketts Land”
And of course, one of the great features of Raspberry Falls is that it’s in “Lucketts Land”. This is the unofficial name of the region north of Leesburg defined as “from the bypass to bridge, from the river to ridge”, coined famously by local wine maker Doug Fabbioli. The Homes
As I mentioned, turnover in Raspberry Falls is quite low, with only 5-10 homes typically sold in a given year. Home prices start around a million dollars and recent sales have hit the 2+ million mark! And the homes here range in size anywhere from 5,000 square feet all the way up to 11,000 square feet! Almost every home here has a three car garage, and many of them even have a four car garage.

This gorgeous 6,500 square foot home recently sold for $1.45M. It features a gorgeous pool in the backyard with stone outdoor fireplace, and 5 bedrooms inside!
