Lovettsville
A Little History
​
Lovettsville was originally simply known as “The German Settlement”. That might explain why Lovettsville hosts the largest Oktoberfest in Northern Virginia with three days of activities, music, crafts and food!! They have German roots going back as far as 1732!!

"The German Settlement" was hugely prosperous, and the name lasted for about 100 years until David Lovett began dividing his property, and in 1836 Lovettsville was officially established. At one point they had auto dealers for all three car companies (at the time), their own jailhouse, and a bustling hotel! The Lovettsville Historical Society & Museum has a wealth of information and is absolutely fascinating.
The Amenities​
Today, Lovettsville has grown into a more modern town, but still has plenty of that small town feeling. The Town Center, called “Lovettsville Square”, is a recent development of shops surrounded by new homes in a development aptly named, “Lovettsville Town Center”, with 212 homes.
In Lovettsville Square you’ll find restaurants and shops and businesses such as Anytime Fitness, Velocity Wings, and very importantly, Leesburg Sterling Family Practice medical group. No need to travel all the way to Leesburg for your doctor appointments!
And the more historic section has almost a dozen other great places like Market Table Bistro, an upscale seasonal menu restaurant featuring locally sourced products.
Or 1836 Kitchen & Taproom, a “Great place to grab a drink, enjoy some great food, and have a fun conversation”, with lots of local brews on tap.
Or Andy’s in Lovettsville, an Italian Restaurant with a great outdoor patio in the warmer months that features live music!
And being in Western Loudoun, you are surrounded by not only farmland, but also a lot of breweries & wineries and even a distillery! Flying Ace Farm & Distillery is just down the road, makes their own Bourbon, Rum and a wide selection of craft brews! Monk’s BBQ supplies the food, and on the weekends they feature live music all year round with an outdoor stage and large indoor area as well!
Lovettsville also has a local community center paid for by Loudoun County. It features a huge competition outdoor pool, home of the Lovettsville Dolphin Swim Team! It also has an indoor basketball court, fitness center & exercise room, where they offer classes like Fitness Image Bootcamp, Yoga & Zumba, as well as camps and classes for kids of all ages.
And I’d be remiss if I didn’t mention that just 3 miles to the north, on the other side of the Potomac River, is Brunswick in Maryland. Brunswick has tons of shopping and dining, like Box Car Burgers, Potomac Street Grill, Beans in the Belfry Coffee Shop and Smoketown Brewing Station. Frankly, it really needs it’s own write up... but not here!
You can catch the MARC train to DC here as a commuter also. There are multiple morning trains, but taking the 6:40am train (as an example), gets to Silver Spring at 7:41, and Union Station at 8:15am costing only $10 (way cheaper than parking)! You'd be surprised how many people commute this way!
But, one of the things I like about Brunswick is that it’s right on the C&O canal. I love to bike, and from here you can bike on the wide open canal tow path, with no vehicular traffic, all the way to DC to the East or Pittsburgh to the West! The Homes​
The neighborhood of Lovettsville Town Center, on the westside, has 212 homes which range in size typically from roughly 2,500 square feet up to 4,500 square feet. And on the West side is New Town Meadows with an additional 153 homes. But there are several other smaller new neighborhoods also within walking distance to everything in Lovettsville: Kings Ridge (89 homes), Loudoun West (28 homes), Fox Meadow (20 homes)and Lovettsville Glen (14 homes)..
Most homes here sell between $550K to $700K in these neighborhoods. But, recently, this home sold with one of the highest prices ever in the Town Center (and also one of the largest) at 4,500 square feet, for $810K.
But, as I mentioned Lovettsville has been around for almost 200 years! Here's this 2,200 square foot home, built circa 1900, sold for $650K at the end of 2023. It’s been updated with modern amenities and a beautiful outdoor space and garden. Finding these requires patience as they don’t come on the market often. And all around Lovettsville, in every direction, are small communities that have popped up. To the West towards Hillsboro you’ll find places like Dobbins Creek (28 homes) Dutchman’s Corner (81 homes), Keena Farm (14 homes) and Caskey Farm (28 homes).
Most of the homes in these neighborhoods are on just under an acre of land (though some are on 10 acres or more!) and have 4,000-5,000 square feet of living space. Home sales here range between $750K-$1M. Here’s an example of a home on 10 acres that sold recently for $960K.
And dotted between Lovettsville and Hillsboro along Mountain Road are even more small developments with names like Eagle Creek (18 homes), Bruce (27), Patent House Farm (21), Waterfield Hamlet (19), Burke Ratliff Farms 13), Bollington Estates (16).
If you head down Berlin Turnpike from Lovettsville, you’ll come to Wheatland, which features an awesome brewery, but now also has several communities: Wheatland Estates (59), The Reserve at Wheatlands (18), The Reserve at Waterford (89) and Glenmore Farm (planned for 67) still being built.

Most of these homes are divided into 1-3 acre lots and 3,000-5,000 square feet of living space. Most have very low (or no) HOA fees and instead rely on the town of Lovettsville for amenities like a community pool.
Here’s an example of a home that sold in Wheatland Estates for $1.2M, feature a three car garage and 6,500 feet of living space situated on 3+ acres.
