2024 was a wild year for the real estate market in Loudoun County, Virginia. Mortgage rates remained high while we waited for the Fed to cut rates as inflation eased. The uncertainty of the presidential election loomed large, keeping some buyers and sellers on the sidelines. At the same time, the national housing shortage was felt acutely here in Northern Virginia -- propelling home prices to record highs. While all of that was going on, the fallout from the NAR lawsuit brought major changes to the process of buying and selling real estate.
Despite all the chaos of 2024, the luxury real estate market held up remarkably well. That was especially relevant in Loudoun County as the average sales price of homes sold last year was just over $1.1 million. That movement in the luxury market made for some spectacular home sales here in Loudoun. Here's a look at the 5 most expensive homes sold in Loudoun in 2024.
22662 Creighton Farms Drive in Leesburg - $3,900,000
This home had been on the market for 271 days before going under contract and was originally listed for $5,250,000. Creighton Farms is a luxury gated golf course community, with detached single-family homes, mostly situated on parcels of 3+ acres. This property was built in 2008 and has 9 bedrooms and 7 full bathrooms. I really love that this home has brick on all sides, plus two decks on the back of the home. Jeddi Busch with Compass was the listing agent, and I really loved her presentation of this property. Notably: the kitchen area, luxurious owner’s closets, generously sized and extremely organized kitchen pantry, and elegantly presented laundry room, situated on the main level. 41316 Red Hill Road in Leesburg, - $4,650,000
This home was on the market for 35 days before going under contract and was initially listed for $400,000 LESS than the final sales price. The house itself was not really spectacular. Built in 1977, it is pretty dated, but it is situated on a 30 acre lot, and that is why the price of the property was so high. The listing agent was Mark Winn with Samson Properties and he advertised the property as having a lot of investment potential, with TR-3 zoning, presenting quote, “endless possibilities for discerning buyers.” Photos weren’t that impressive, but obviously the writeup was enticing. The three most important words in real estate are, “Location, Location, Location!”
33856 Foxlease Lane "Littleton Farm" in Upperville - $7,007,777
This home had been on and off the market for almost two years, with an initial asking price of $9.5M. The residence was built in 1950, with a French Provincial style, which I really LOVE. One of my favorite photos from the listing agent, Julia O’Regan, with Thomas & Talbot Estate Properties, is this simple photo of two chairs facing each other on a back stone patio, in front of a beautifully manicured line of trees. It makes me feel like I’m about to play game in Alice & Wonderland. Check out the Campbell’s Tomato Soup Cans used for pendent lighting in the kitchen, as well as this impressive stone table overlooking the backyard pond. The home is situated on a 153-acre lot, and the owners had over 2,000 bottles of wine in their cellar. Because this is in Upperville, prime horse country, there is a barn, horse ring, and 5 paddocks, along with a helicopter pad.
13252 Harpers Ferry Road in Purcellville - $8,525,000
It had been owned by former secretary of state Madeiline Albright and had been originally listed for sale at just under $10.5 million. Dennis Virts of Re/Max Distinctive Real Estate listed this impressive property, situated on 361 acres, which were the sum of 16 different lots. The main house was built before 1800, and the furnishings and artwork make its presentation even more special. Normally I wouldn’t encourage a seller to put a patterned bedspread in a room for sales purposes, but somehow, this quilt and interesting wallpaper with wooden ceiling beams works for me! This listing was active for 245 days before going under contract.
36987 Mountville Road in Middleburg - $15,500,000
This Georgian styled home was built in 1925, with 22 rooms. This sale included two land parcels – the main home situated on 100 acres, plus an adjacent lot with horse facilities on 225 acres. John Coles with Thomas and Talbot Estate Properties was the listing agent of this home. and only presented 18 pictures in the multiple listing service to advertise – leading me to conclude SOMETIMES showing MORE pictures of a property isn’t BETTER. Instead, showing the BEST pictures of a property, including aerial photos, is a better strategy. John smartly included in the DOCUMENTS section of this listing two different surveys of the property and copies of easement agreements, which are extremely important to BUYERS who want to really do their due diligence before spending 8 figures on a residential property!
